Innovation District

Our vision for the Innovation District is to create a world-class hub for research, innovation and entrepreneurialism in priority sectors that delivers transformational economic growth for Leeds and the City Region.

Home to a number of world class teaching, medical and research institutions, including Leeds Teaching Hospital Trust, University of Leeds, Leeds Beckett University and Leeds Arts University, the Innovation District is a flourishing hub of research and enterprise between key institutions, with major investments underway along with a pipeline of major schemes now coming forward for development.

Innovation District Today

Leeds has the largest centre for knowledge- based industries and financial services outside of London; attracting some of the best and most innovative companies and world class research institutions.

The Leeds Innovation District represents the strategic intent of the Universities, Teaching Hospital, and City Council to use their knowledge, civic and land assets to catalyse and accelerate innovation and economic growth throughout the city. It represents a once in a generation opportunity to develop the northern district of the city centre through a unique masterplan, connecting significant developments by the private and public sector.

There is an emerging momentum to the area, recently delivered or on site investment includes

  • Creative Arts Building - £80m investment in state of the art facilities for Leeds Beckett University University School of Film, Music & Performing Arts, including dedicated studios for fashion; performing arts and music performance; a theatre as well as a black box studio; a 220 seat Dolby Atmos cinema; a TV studio, three large film studios as well as a green screen studio; a stop motion studio; Foley studios, dubbing and music recording studios; acoustic labs and a suite of post-production studios.
  • Sir William Henry Bragg Building - £96m investment which will foster a culture of inter-disciplinary working in the development of novel materials to address 21st Century challenges in many areas, including energy efficient computing, telecommunications, sustainable magnetic materials, sensors for use in biological systems and extreme or remote environments, pharmaceutical formulations, ‘smart foods’ and medical technologies.
  • NEXUS - £40m investment in an Innovation Centre providing a high profile gateway to research and innovation at the University of Leeds and UK-leading environment for collaboration and partnership.
  • Leeds Arts University – complete in Q2 2019, this provides an expansion of the Arts University and provides a further boost to our growing supply of start-up and incubator businesses in the creative sectors.
  • Worsley Building - This transformation of the Worsley building creates a dynamic learning environment. The 15-month project included a full refurbishment of Levels 11, 10 and 9, partial refurbishment of Levels 8, 7 and 4 and improvements to the main entrance off Clarendon Way.
  • Building the Leeds Way - £400m planned investment in redeveloping the Leeds General Infirmary and Leeds Children’s Hospital within the Innovation District releasing circa 5ha land for development

Infrastructure Investments

A cross sector and agency team from across the public, private and education sectors are collaborating to define and deliver the infrastructure in the innovation district, including ambitious public realm investments and enhanced links to the wider city centre, as well as the delivery of new University facilities which harness creativity and innovation across a wide range of sectors. The site is well served by public transport and is a short journey to Leeds Station.

Investment Opportunities

With all these opportunities located in one place the future of the Innovation District Hub for Leeds city centre is bright and intended to attract a range of development investment to become home to word class organisations and individuals.

With up to 6ha available for development large scale projects will play a major role in the creation of anchor businesses and institutions alongside small to medium sized developments and adaptive re-use projects which have the ability to respond at speed, and provide diversity, innovation and excitement. There are also opportunities for investments in purpose built student accommodation
