The West End area of the city centre is the traditional prime professional office core of Leeds city centre.
The subject site is located only 100 metres to the west of this core which is centred around Park Square, St Paul’s Street and Park Place. The surrounding location, especially on and around Wellington Street, only 250 metres to the south, has seen intense new investment and development, providing major office accommodation and complimentary retail and leisure uses including the home of the new Central Government Hub, which is currently in the final stages of construction. Various campuses of the Leeds’ Universities and Leeds General Infirmary are within a one mile radius of the site.
Leeds railway station is no more than a ten minute walk from the site. Significant increases in passenger numbers are forecast and a major improvement and expansion of the station in proposed including HS2 connectivity. The site is located directly adjacent to the Inner Ring Road A58 M. providing excellent access to the M621, M1 and M62. Yorkshire’s (Leeds & Bradford International) Airport is 10 miles to the north west.
